Most homeowners clean what’s visible and ignore what’s not. Big mistake — especially if you’re thinking about selling. Buyers in today’s market are savvy. They open closets. They look under sinks. They notice.
Before you touch a single surface, start with your mechanical systems. Replace HVAC filters, check your water heater for any mineral buildup, and test your smoke and carbon monoxide detectors. These aren’t glamorous tasks, but they signal to a buyer (and an appraiser) that your home has been maintained. A well-maintained home commands a better price. Full stop.
Declutter Like You’re Already Moving
Here’s a mindset shift I give to every seller I work with: clean like you’re already packing. Because here’s the truth — if you’re planning to sell in the next 12 to 18 months, you probably are.
Go room by room. Three piles: keep, donate, and toss. Be ruthless. The Northern Kentucky Goodwill locations and St. Vincent de Paul are great resources right here in the area for donation. If you haven’t used it in 12 months, it doesn’t need to travel with you.
Pay special attention to:
Closets — Buyers need to visualize their stuff in your space. An overstuffed closet sends the message that the home lacks storage, even when it doesn’t.
The garage — In NKY, a good two-car garage is a serious selling point. Don’t waste it on junk.

Spring cleaning isn’t just inside the house. In our market, curb appeal in April and May can make or break a first showing. When buyers are driving through Erlanger, Florence, Edgewood, or Fort Mitchell neighborhoods, their decision to walk in the door starts at the driveway.
Pressure wash the front walk and driveway. Pull the winter’s dead growth from your flower beds and lay fresh mulch — it’s a small investment that adds thousands in perceived value. Repaint or refinish the front door if it’s showing wear. Plant something seasonal. It doesn’t have to be expensive. It just has to be intentional.
Deep Clean the Rooms That Matter Most
When it comes to resale value, two rooms carry the most weight: the kitchen and the master bath. Give those priority.
In the kitchen: clean behind and beneath appliances, re-caulk around the sink if needed, and degrease the range hood. In the bath: regrout tile that’s gone gray or pink, replace caulk around the tub, and swap out dated light fixtures if the budget allows.
